It is important the requirements and specification for the project are really clear, especially to the customer. It is worth spending time here as it will be expensive and time consuming if changes are made further down the project lifecycle i.e. during the build stage. 

Cross Group Building Works will discuss and agree a way forward to ensure everyone is clear what is required by when.

This is where we take the requirements/specifications and draw an architectural scaled design. There maybe a number of interactions until we are all satisfied.  It is worth spending the time here as this will set the scene going forward. 

There are statutory government regulations that may apply. These include Planning Permission, Building Regulations, third party utilities i.e. water companies etc. These will initially be considered based on the architect drawings, but there will be building control inspections throughout the build undertaken by the local council. 

There will be fees associated with this. 

The build will have an agreed cost with timescale, but there are always risks and there will be changes that occur. Risks and changes will be made transparent as these will generally impact time, cost and specification.  

On completion of the build, it is important to receive a “Certificate of Completion” from the council. This is to demonstrate the build complied to all the building regulations. This includes electrical work as well. There is a fee associated with this. 

Once completed and you are delighted with the outcome, you should celebrate and enjoy the new addition to your home. Show your friends and family.
